Custome Home in Montreux

Venture provided the site civil design for this 5,500 sf home in the exclusive gated community of Montreux, located at the base of majestic Mount Rose. The lot borders Galena Creek and while the natural beauty of the creek adds to the scenic character of the site, the FEMA AO flood zone called for a potential flood depth of two feet deep across the lot. Adding one foot of freeboard per Washoe County code requirements, the home had to be elevated 3 feet above native grade on the high side. The owner purchased a pre-designed house plan and retained local Architect Tim Sweeney to provide value engineering and architectural permitting services. Venture Engineering was retained by the owner to provide the site design and civil engineering, including FEMA elevation certificates for the main home and guest cottage. Construction began in December of 2007. A certificate of ocupancy was issued in March of 2009.
