US 395 S. Parcels

Venture Engineering prepared a grading plan to create a level pad on these two adjacent 5 plus acre parcels located off of US 395 South. The parcels are divided east/west by Steamboat creek and are subject to FEMA flood zone A restrictions. The pad is to be filled to an elevation above the flood zone using only native cut material generated from the higher elevation areas of the site. The floodway line of Steamboat creek was the limit of grading as behond that required work in what the County deemed as a "sensitive stream zone".

Venture prepared a special use permit entitlement application for the project and represented the client at the neighborhood meetings and County Public Hearings. The project recieved unanimous approval. A final grading permit plan set is currently in process with Washoe County and includes an encroachment application for driveways and grading within the State of Nevada highway right of way (US 395). The property is zoned neighborhood commercial and with completeion of grading, the owner will have a viable commercial property to market for development.
